TENANTS

CB Estates take pride in ensuring that all of our tenants are dealt with in a professional and friendly manner. When you call us to view a property, you will be asked some basic questions to ensure the property is suitable for your needs, and that you will meet the criteria of the independent reference service we use to qualify all tenants. The reference comprises of a credit check, last three years of addresses check, bank account verification, employer/accountants reference and current landlord reference where applicable. You will need to provide passport photo ID, proof of address, a work permit and right to reside paperwork if applicable.

Independent Redress Scheme provided by The Property Ombudsman

TENANT FEES

  • £240.00 (No Vat): Administration Fee, (non-refundable) negotiating individual tenant requests with the landlord contribution to preparation of 3 copies of the tenancy agreement plus attaching additional Information, checking and submitting reference reports arranging any specifically agreed works prior to the tenancy, processing of the payment of the initial rent and deposit, ensuring the deposit monies are registered and transferred to the Deposit Protection Custodial Scheme or the landlord.
  • £40.00 (No Vat): Homelet reference fee per person includes right to rent check plus one guarantor check if required (non-refundable)
  • £40.00 (No Vat): for second guarantor (non-refundable)
  • Six-week deposit and one month rent in advance due the day before the move to avoid any delays with the move
  • £60.00 (No Vat): Fixed contract renewal fee per property
  • Check Out Fee: e.g. £100.00 (No Vat) for a studio/one bed flat, £195.00 (No Vat) for a five-bedroom house, size of property dependent, cost to be advised at point of offer
  • £60.00 (No Vat): Renewal fee per property - Contribution for the negotiation and production of any extension agreement
  • £200.00 (No Vat): Lease reassignment fee plus any landlord disbursements:-
    • New tenant check-in fee £100.00 - £195.00 (No Vat)
    • Deposit registration fee £50.00 (No Vat)
    • We are not currently a member of the Client Money Protection Scheme
